I’m negotiating as a buyer. Is the seller allowed to suddenly change the selling procedure?
Certainly in a situation with more candidates for one object a seller can decide to terminate negotiations. It will then be hard to decide the best buyer. If that’s the case the selling agent (of course not before conferring with his client first) can decide to terminate the ongoing negotiations and/or changing the procedure. Of course the selling agent first has to follow up on possible agreements. In accordance with his client the estate agent can decide to choose a tender procedure. All interested candidates have an equal chance of coming up with the highest bid. At such a moment you benefit from knowing the real value of the object, the market value. A higher bid than the real value of the object can be useful it the object has specific characteristics that aren’t seen too often on the market. For example a big city yard.
