You have found a property online that meets your needs and scheduled a viewing. What happens next? During the viewing, the seller’s agent will give you a tour and answer your questions. They may also ask you some questions, for example, whether you are viewing more homes in Amsterdam or if you currently own or rent.
To make sure you get the answers you need, it helps to prepare a list of questions in advance. We have already done that for you. A viewing offers valuable insights. Does the property feel right, and do the layout and rooms match your preferences? That impression, combined with the answers you receive, will help you make a well-informed decision, so you do not end up with regrets a few months down the line.
10 questions to ask during a viewing
Take the checklist below with you and be sure to ask the following questions. Together with your impression of the property, the answers will help you decide whether or not to make an offer.
- How long has the property been for sale?
The time on the market can affect your bidding strategy. If a property has only just been listed, the chances of overbidding are higher. If it has been on the market for a few months, the owners may be more open to a lower offer. It is also worth asking why the property has not sold yet—are there issues with the condition of the home or any hidden defects? - What is the reason for the sale?
The seller’s reason for moving can influence your decision. If the neighborhood is declining, or there are issues with the area or neighbors, it could affect your living experience. - How many viewings have there been?
Are you the only interested party, or are there others? More importantly, how many are planning to submit an offer? If you are the only one, your approach can be more strategic than if there is heavy competition. - How soon can the property be handed over?
Do the current owners need to wait 18 months for their new-build home, or are they ready to move out soon? What timing works for you, and how important is the move-in date? - What amenities are in the area?
The home might be ideal, but what about the surroundings? Are there schools nearby, enough parking spaces, and good public transport connections? Depending on your situation, missing amenities could be a dealbreaker. - Is there a homeowners’ association (VvE), and is it active or dormant? What are the monthly fees?
In the case of an apartment, you will deal with a homeowners’ association. In some cases, the association only exists on paper. Usually, though, there are meetings and the building is maintained. Monthly service charges cover maintenance and cleaning of common areas. Sometimes they even include gas and water. These costs are in addition to your mortgage. - Is there ground lease, what is the annual fee, and when does it expire?
If the property is on municipal land, ground lease (erfpacht) applies. You pay a fixed fee for the right to use the land. This fee is typically locked in for a set period—often 49 or 99 years. Knowing how long remains on the term tells you what to expect in monthly or annual costs. The shorter the remaining term, the more uncertainty there may be. - Are there any easements?
Easements are rights to use land that does not belong to you. For instance, do you need to use your neighbor’s driveway to access your home? Make sure this is clearly documented. - Are there planned developments nearby?
Do you currently enjoy a great view, but the zoning plan indicates a high-rise is coming next door? That will impact your quality of life. On the other hand, planned improvements such as new schools or shops could be a reason to reassess the area positively. - Are there known issues with the foundation or sewer system?
Two key areas to investigate are the foundation and sewer. If either is in poor condition, the cost of repairs can be substantial, and you would be responsible after purchase.
