Good news for first-time buyers: the transfer tax exemption is being raised from €400,000 to €440,000. This change takes effect in 2023 and applies only to buyers between the ages of 18 and 35 who meet the conditions.

What is transfer tax?

In the Netherlands, you pay tax when you buy an existing home. This is called transfer tax, and the rate can vary. If you buy a property to live in yourself, the transfer tax is 2 percent of the purchase price. If you buy a property as an investment, the rate is 8 percent in 2022 and 10.4 percent in 2023.

Transfer tax is one of the buyer’s costs (kosten koper). If you buy a newly built home, you do not pay transfer tax.

Exemption for first-time buyers

First-time buyers are facing challenges in today’s housing market. To give this group a better chance, the government introduced the transfer tax exemption for starters in 2021. This exemption is designed to level the playing field so that first-time buyers have similar financial opportunities as older buyers and those moving to a new home.

Ik raad iedereen Aankoopmakelaar Amsterdam B.V. van harte aan. Ben heeft mij ontzettend goed geholpen! Wij zijn zeer goed geholpen door Ben bij de aankoop van onze woning. Onze belangrijkste aanleiding voor het werken met een aankoopmakelaar was om ondersteuning te hebben bij het biedproces (en het bepalen van een goed bod zonder veel te veel te overbieden). De waarde van Ben bleek echter al meteen veel waardevoller dan dat te zijn, doordat hij ons met zijn ervaren en rationele blik liet inzien dat een woning waarop we eigenlijk een bod hadden willen uitbrengen, toch niet de juiste woning was voor ons.

Ben heeft ons daarna ondersteund bij andere bezichtigingen en er uiteindelijk ook voor gezorgd dat we op onze nieuwe woning een gepast, goed onderbouwd, en ook geaccepteerd bod hebben kunnen uitbrengen.

De ondersteuning en samenwerking gedurende het gehele proces waren daarnaast erg prettig en zorgden voor een stukje zekerheid en ontzorging. Ik zou Ben aan iedereen van harte aanbevelen!
